Panavia Aircraft GmbH is the owner and operator of the Airport Business Centre (hereinafter referred to just as “ABC”).
In this capacity Panavia Aircraft GmbH possesses the domestic authority for all sectors and areas of the ABC which are accessible for general use, e.g. the foyer, the doorways, stairs and lifts, the ABC-Shop and the cantina as well as the parking areas.
The domestic authority for areas leased by Panavia Aircraft GmbH rests with the respective lessee.
In this capacity Panavia Aircraft GmbH possesses the domestic authority for all sectors and areas of the ABC which are accessible for general use, e.g. the foyer, the doorways, stairs and lifts, the ABC-Shop and the cantina as well as the parking areas.
The domestic authority for areas leased by Panavia Aircraft GmbH rests with the respective lessee.
Execution of the Domestic Authority
1. The execution of the domestic authority of Panavia Aircraft GmbH rests with the Managing Director of Panavia Aircraft GmbH and the persons authorised by him with regard to domestic authority.
2. Authorised representatives are:

and, off the general business hours of Panavia Aircraft GmbH, the employees of the security service in charge (ATG Sicherheitsgesellschaft mbH)
3. Decisions and measures taken by the Managing Director of Panavia Aircraft GmbH in execution of the domestic authority supersede those of the authorised representatives.
In addition to ensure an orderly operation of the ABC the following applies HOUSE RULES for the Airport Business Centre (ABC)
These House Rules are applicable for the entire building of the ABC inclusive of the parking areas and the all related outside sections. They serve the protection and security of the building and its lessees and users. Please, observe these regulations to ensure an orderly and undisturbed living together and common economic activities. On behalf of all users Panavia Aircraft GmbH has to consider violations of the House Rules as breach of obligations under civil law and/or contract and, in case of repeated violations, has to order that the user has to stay away from the premises and to proof the possibilities for prosecution.
1. Thoughtfulness
The common utilisation of a building by the owner, visitors, lessees of different form of enterprises, industries and types of utilisation and any other users involves - in addition to a good neighbourly relationship - mutual thoughtfulness.
Noise and odour nuisances must be avoided in the interest of all users. Machines and other equipment causing noise and vibrations must be insulated to prevent the transmission of noise and vibrations. The other users must not be bothered by gas, vapours, odours, smoke, soot etc. Machines and other equipment causing odours may only be installed if equipped with an air exhaust duct via roof and subject to prior approval of Panavia Aircraft GmbH.
2. Smoking Ban
2.1 Smoking (including e-cigarette or similar) is prohibited throughout the whole area of the ABC and within a radius of 2 meters distance of the building. In the event of a violation of the smoking ban (including e-cigarette or similar), Panavia Aircraft GmbH is entitled to order to stay away from the premises. In addition, Panavia Aircraft GmbH will in any case invoice the costs of special cleaning for parts of an area or for the entire area, however, not less than the amount of € 500.00.
2.2 According to the prevailing laws the ABC including the conference area is equipped with sensitive smoke detectors.
If smoking (including e-cigarette or similar) leads to activation of the automatic fire alarm and of an intervention of police and fire brigade the user has to bear the incurring expenses of such an operation.
3. Duties of Care
3.1 Off-site the leased premises, i.e. in commonly utilised rooms and areas, notably in the corridors and hallways, no objects are to be placed or stored. Cleaning of objects must only be performed within leased premises. This applies not only, but especially to emergency exits and escape routes.
3.2 Entrances to the building, yards, gate passes, garage forecourts and access roads to car parks only fulfil their purpose when kept clear. The user must ensure that no objects are placed/parked in these areas.
3.3 Vehicles of users and visitors shall only park on the designated areas. Other vehicles are shall only be parked on the supply levels outside the car parks during the time and required for loading and offloading. The leased premises have to be vented throughout the year. Windows must be kept closed when cold, wet or stormy as well as when leaving the leased premises. Should a freight lift exist, then bulky and heavy objects have to be transported by the freight lift and not via the staircases.
4. Utilisation Rules
4.1 Panavia Aircraft GmbH secures the quality of drinking water in the building of the ABC in compliance with the regulations prevailing from time to time, particularly with regard to drinking water supply. The user is aware of the fact that the stagnancy of drinking water supply for a longer term (e.g. company holidays) may lead to an increased concentration of legionella. Within the scope of its duties as an operator of the leased premises, however, the respective lessee has to secure that standing water in hot water pipes/-tanks is regularly replaced by fresh water by running hot water at all hot water taps (kitchen, WC, shower) for a longer time.
4.3 Acoustic performances within the ABC that can be heard outside of leased premises require the prior consent of Panavia Aircraft GmbH.
4.4 For safety reasons, children are not permitted anywhere on the Airport Business Centre grounds. Young persons aged 14 and above are only permitted to enter and stay if they are employed (employees, interns, etc.) with companies based in the Airport Business Centre.
4.5 It is not permitted to bring pets into the Airport Business Centre building, including the rented premises, or having them stayed therein. Exceptions are only permitted after a comprehensive consideration of the mutual interests in individual cases and a separate written agreement with Panavia Aircraft GmbH.
In any case, dogs must be kept on a leash on the Airport Business Centre premises.
4.6 It is not permitted to carry and especially to ride bicycles, electric-scooters, mopeds and other cycles as well as by skateboards, longboards, wave boards and similar means of transport throughout the entire interior of the ABC.
These means of transport must be parked in the areas designated for bicycles in the parking garage.
Excluded from this prohibition are only invalid cars irrespective of their type of construction and drive as well as rollators/walking frames.
